National Storage Affiliates Trust NSA stock price was $33 on Dec. 5, 2023, with a 52-week high of $44.79 and a 52-week low of $27.86. The company recently announced cash dividends for the fourth quarter of 2023 payable on Dec. 29, 2023.

NSA announced a dividend of $0.56 per share for an annual dividend payment of $2.24. 

According to NSA’s President and CEO, Dave Cramer, the next two years are looking up.

To earn $500 per month or $6,000 annually, you need to invest $89,020 or buy 2,704 shares of NSA in early December 2023. For a lower investment looking to earn about $100 per month or $1,200 per year, you would need to invest $17,804 or buy 540 shares.

How to calculate:

Divide annual earnings ($6,000 or $1,200) by the dividend yield (0.067 for NSA in this case).

So, $6,000/0.067 = $89,020 ($2,272 monthly), and $1,200/0.067= $17,804 ($454 per month).

To calculate the annual dividend yield for a particular stock (NSA in this case): 

Divide the annual dividend payment by the existing stock price. 

For example, if NSA pays an annual dividend of $2.22 and currently sells at $33, the dividend yield would be ($2.22/$33 = 0.067) 6.7%. However, if the stock price increases to $45, the dividend yield would be ($2.22/$45 = 0.049) 4.9%. But if the stock price falls to $20, the dividend yield would be ($2.22/$20 = 0.11) 11%. 

External factors like inflation could affect real estate companies like NSA, and revenue decline may affect the dividend payment. If a company decides to increase its dividend payment, the yield increases. But if it reduces the dividend payment, the yield also drops.
