Not many years ago, self-made investor Deeb Ghezlan was working shifts at a restaurant. Today, he structures capital deals on Wall Street as the Managing Partner at Munoz Ghezlan & Co. However, Ghezlan's rise to real estate success is more than just one man's story of acquiring wealth; it provides a blueprint for how today's real estate operators can scale their operations without relying on their capital.
Beyond the "Hustle" Myth
Popular wisdom holds that the flip-and-grind cycle is the path to success in real estate investing. Ghezlan's take on this is that real estate investors need to outgrow the grind. From Family Business to Real Estate
Ghezlan wasn't born into wealth. As the child of an immigrant family, he first became aware of the real estate sector at the age of 17 when he read that 92% of millionaires made their wealth through real estate.
"That sparked my obsession," Ghezlan remarks.
Getting his start wasn't easy.
"I had no connections, no capital, and worked 14-hour shifts in my father's restaurant while trying to build a business," Ghezlan shares. "I faced panic attacks, burnout, and early financial mistakes. But I stayed focused, reinvested every dollar, and made myself invaluable in the real estate capital space."
As a teenager, he recorded voice memos for himself, saying, "I will be rich," which kept him motivated and focused on the future while working 12-hour shifts at a restaurant.

But Ghezlan didn't stay focused on the grind for long. "I saw a gap in the market," he explains. "Real estate investors needed more than coaching; they needed access to fast capital, guidance, and strategy. I built a firm to give them that."
The flaw Ghezlan saw in mainstream real estate advice is that investors are taught how to buy but not how to fund. That realization led him to start a real estate education firm. He became managing partner at Munoz Ghezlan & Co., now an investor-first capital firm that offers DSCR loans and creative financing. The firm provides budding real estate financiers with access to working capital ranging from $50,000 to $250,000 at zero percent interest.
Where Wall Street Meets Street
Ghezlan's education brand was built on his Wall Street-meets-street perspective.
"I'm not a guru," he points out. "I've lived every stage: wholesaling, flipping, landlording, capital structuring. I bridge the street-smart investor mindset with Wall Street-level deal structuring to lower and middle real estate markets. I speak the language of the operator and the lender. That dual perspective is rare, helping real estate investors build wealth and scale their businesses."
As a capital advisor for real estate, Ghezlan has supported real estate financiers in accessing capital. He has been involved in the renovation and sale of numerous properties and manages a portfolio of rental units.
