A partnership of City Center Realty Partners, LLC and investment advisor Angelo, Gordon & Co. has acquired the 270,000 square foot Bank of America Plaza office building in downtown Las Vegas, Nevada for $64 million.
The 17-story building, which is the preeminent office property in the downtown market, was sold by Behringer Harvard REIT I, Inc. The property is currently 92% leased, mainly to local and national law firms. The new owner plans to make major improvements to the building common areas and parking structure. The complex was built in 1975 and previously underwent a renovation in 2001.
Kevin Shannon, Louay Alsadek and Christina Roush of CB Richard Ellis brokered the sale.
City Center Realty Partners, LLC, a San Francisco-based real estate investor and developer, is focused on urban properties throughout the United States and has completed transactions valued at more than $750 million. Angelo, Gordon & Co. is a New York-based investment advisor with more than $23 billion in assets under management.
