MI Home Loan:

Known for its lower mortgage rates, MI loans are available statewide for home buyers with low to moderate income. This program offers loan with down payment assistance up to $7,500 and a 30-year fixed mortgage rate. First time home buyers can use this loan to purchase a single family home, condominium or a manufactured home that meets the MSHDA requirements.

Eligibility Requirements:

  • You must have a credit score of 640.
  • For multiple-section manufactured homes, a credit score of 660 is required.
  • Home buyer education is required for the down payment assistance.
  • All adults in the household are required to apply and credit qualify (Does not apply to dependents 18 years of age and older who are full-time students).
  • Household income limits apply depending on property location and family size.
  • Maximum sales price of $224,500.

MI Home Loan Flex:

MI Home Loan Flex provides more flexible mortgage programs for first time home buyers statewide. You can take advantage of the program’s low down payment options to save tons of money while buying your first home. This program does not require you to pay off collections and judgments – your lender will follow with the Automated Underwriting System Findings (AUSF).

Eligibility Requirements:

  • A credit score of 660 is required.
  • Household income limits will vary depending on the family size and location.

  • The down payment assistance offered for the loan is 4% of the purchase price that shouldn’t exceed $7500.

Mortgage Credit Certificate:

The Mortgage Credit Certificate program (MCC) provides a federal tax credit to first-time home buyers throughout the state. Tax credit helps reduce your tax liability dollar for dollar and is allowable every year for the life of the mortgage that is up to 30 years. If you qualify, you can credit 20% of your annual mortgage interest that has been paid against your year-end tax liability.
