In June, existing home sales fell to 3.93 million, a bit above the low of 3.77 million after the housing crash of 2008 and below the 4.09 million during the COVID-19 pandemic.

An elevated mortgage rate is contributing to home prices. Homeowners with interest rates below 4% are staying put, keeping their homes off the market, and more buyers are sitting out the high rates, waiting for them to drop.

While more people are choosing to rent, the higher cost to purchase a property is squeezing the profitability of rental properties in 2025, even as stronger rental demand supports higher rents.

Some well-funded investors are paying cash. However, several options allow you to finance your rental purchase, even with limited capital and less-than-stellar credit.

The median rent dipped year-over-year in May nationally by 0.5%. Rental vacancies remained elevated over the previous year, hitting 7.1% in the first quarter of 2025 and 7% during the second quarter. Realtor.com expects rents to continue to stabilize in 2025, but Moody’s sees them increasing modestly.

Any rent-forecast uncertainty can partly be attributed to the changing preferences of renters. Demand across U.S. cities is outstripping the number of rental units available. As employees continue to work remotely, seek more space, and eschew home buying amid high prices, demand for single-family home rentals is rising.

Property Appreciation Potential

While home prices are expected to continue growing in 2025, the rate of growth has slowed through the first half of the year and is forecast to continue at a more moderate pace, with some markets even seeing declines in home prices.

Midyear, Realtor.com lowered its median price appreciation forecast for 2025 to 2.5% from 3.7%. The rate of year-over-year appreciation in 2024 was 4.5% and averaged 6.5% between 2013 and 2019, the period after the housing crisis that started in 2008 and before the COVID-19 pandemic of 2020.

A decades-long national shortage of housing (nearly 4 million) continues to bolster higher home prices. The Northeast and Midwest are still seeing a tight supply of housing and rising prices, while the South and West are experiencing a growing supply and declining prices.
