Crowdfunding real estate investment platform AcreTrader launched an offering for a row crop farm in Grant County, Washington.
The offering represents the opportunity to invest in Warden Lake Farm, a 102.7-acre property growing wheat, beans, corn, potatoes and other crops. Grant County is a dense agricultural region with over 2,500 farmers, making it the highest crop-producing county in the state and 11th nationwide. The region lies in the basin of the Columbia River Valley, an area that generates more than $3 billion in agricultural production annually.
The Warden Lake area has significant agricultural infrastructure and the property comes with an abundance of water resources. The farm is irrigated by two center pivots in addition to the property holding a permanent surface water allotment in the East Columbia Basin Irrigation District. The region also boasts six potato processors and several fresh-pack facilities that will aid the local operator in crop cultivation and sales.
Warden Lake will be leased to a local farmer beginning in 2024 at a rate of $627 per irrigated acre, equating to $52,041 in annual income generated from the lease agreement.
