The real estate investment platform CrowdStreet announced an offering for a medical facility real estate fund focusing on key markets throughout the country.
NEMI Fund V is a medical real estate fund seeking to invest in diverse markets and assets throughout the United States. The fund will invest in existing or planned developments of medical office buildings, behavioral health facilities, ambulatory surgery centers, in-patient physical rehabilitation facilities and other healthcare-related projects.
The medical facility strategy offers investors built-in risk mitigation. Healthcare real estate tends to fair well during adverse market conditions because of the essential nature of the industry and is considered recession-resistant asset class.
“Healthcare-related properties were one of the only sectors to actually see an increase in asset values in 2022,” according to research and advisory firm Green Street. The demand for healthcare facilities will undoubtedly increase with more than 56 million U.S. adults over the age of 65 and 10,000 more turning 65 each day until 2030.
NEMI Fund V will focus on preferred equity investments in ground-up developments, strategic value-add projects and bolt-on acquisitions and repositionings.The fund will also look to be flexible by periodically granting mezzanine loans to projects if a potentially beneficial opportunity arises that is in the best interest of the fund and its investors.
The sponsor and manager of the fund is New Era Companies LLC, a real estate investment firm with a strong track record of successful, high-quality medical and mixed-use developments. NEMI Fund V represents the fourth offering through CrowdStreet, and the group will look to add to its extensive experience in the asset class. Over New Era’s history, it’s developed or acquired over 35 medical properties.

Although New Era specializes in medical real estate assets, the group also invests across multiple asset classes. It has assets under management valued at more than $300 million across 12 properties.
Distributions to investors are expected to be made quarterly, with the first anticipated distribution taking place in the first quarter of 2024. The fund has already added three development projects to the portfolio.
CrowdStreet will host a live webinar for NEMI Fund V at 10 a.m. PST on March 6. The investment window will open at that time with the minimum investment amount of $25,000.
