Mercantile Industrial Park Offering On CrowdStreet

The real estate investment platform CrowdStreet launched an offering for an industrial asset in metropolitan Sacramento, California. 

Mercantile Industrial Park is a four-building complex on nearly 11 acres in the Sacramento suburb of Rancho Cordova. According to CrowdStreet, the offering is an opportunity to invest in a fully leased light-industrial portfolio in a supply-constrained submarket. 

The asset has 18 suites ranging from 3,500 square feet to 15,000 square feet, 10 loading docks with 18-foot clear heights and 153 parking spaces. The range of suite sizes drives demand for the property because they can accommodate a variety of companies. The property is 100% occupied by 15 tenants. Rents are 34% below average, which provides immediate upside as lease agreements are renewed to match the market.

The industrial complex is in an optimal location near the state Capitol, a 1-mile drive to U.S. Route 50 and a 10-minute drive from Mather Airport. 

Industrial buildings in the area are in demand. “Sacramento is one of the top industrial markets in the United States and positioned for sustained growth, projecting 22% growth over the next five years,” according to CBRE Econometrics. 

Los Angeles-based offering sponsor Rising Realty Partners is a family-owned, real estate development company specializing in creating world-class commercial properties. Rising Realty Partners plans to implement a moderate capital expenditure program to reposition the asset as best-in-class for the submarket. Improvements will include full exterior paint, updated signage, parking lot modifications and updated landscaping to improve the curb appeal. 

The minimum investment for Mercantile Industrial Park is $25,000.
