CIM Group Announces Second Quarter 2018 Results for Cole Office & Industrial REIT (CCIT II)

Earlier today, Cole Office & Industrial REIT (CCIT II), Inc. ("CCIT II"
or the "Company"), a publicly registered non-listed real estate
investment trust ("REIT") that primarily owns and operates net-lease
commercial real estate across the office and industrial sectors, filed
its Quarterly Report on Form 10-Q with the U.S. Securities and Exchange
Commission ("SEC") for the second quarter of 2018. CCIT II is sponsored
by an affiliate of CIM Group, LLC ("CIM"), a community-focused real
estate and infrastructure owner, operator and lender.

As of June 30, 2018, CCIT II's portfolio consisted of 36 properties
encompassing approximately 11.4 million gross rentable square feet of
commercial space across 19 states with a total purchase price of
approximately $1.2 billion, which includes certain external
acquisition-related expenses that were capitalized. Tenants represented
29 concepts and 12 industry sectors.

Results and Accomplishments for the Second Quarter 2018

  • Approximately 69.2% of CCIT II's portfolio was leased to
    investment-grade rated tenants.
  • CCIT II's weighted average remaining lease term was approximately 9.5
    years with 100% of properties leased.
  • Total revenue for the quarter ended June 30, 2018 was approximately
    $26.3 million, representing year-over-year growth of 3.9% from the
    same period in 2017.

Events Subsequent to June 30, 2018

  • Subsequent to June 30, 2018, the Company redeemed approximately
    512,000 shares for $5.4 million at an average per share price of
    $10.53 pursuant to the Company's share redemption program.
