Southern Trust Home Services Offers Preparation Advice to Home Sellers

Leading Roanoke HVAC, plumbing and electrical company provides preparation advice to homeowners wishing to sell during peak buying season

PR Newswire

ROANOKE, Va., July 27, 2018 /PRNewswire/ -- Southern Trust Home Services, a leading HVAC, plumbing and electrical company in Roanoke owned by Contractor Magazine's Contractor of the Year winner Ted Puzio, recommends Roanoke homeowners inspect and prepare their utilities before placing their house on the market.

Southern Trust Home Services, owned by contractor of the year Ted Puzio, provides advice for maximizing the value of a home before placing it on the market.

"The real estate market always experiences a spike in the summer months, both in selling price and number of homes sold," Puzio said. "With buyers out shopping, we want to help our Roanoke neighbors looking to sell make the right impression and maximize their home's value upon time for an inspection."

Southern Trust Home Services recommends checking the following before placing a home on the market:

  • Plumbing – Leaks, lack of water pressure and corrosion on appliances such as water heaters are all red flags to prospective buyers. Check all faucets, even ones not regularly used, for adequate pressure. Crawlspaces and basements should be inspected for signs of leaks. If a leak is suspected, there are easy do-it-yourself tests that can help pinpoint the trouble area. It is also imperative to inspect the hot water heater. If you do not utilize whole-home filtration and have an older heater, the heating element may have developed a significant amount of corrosion and scale and need to be replaced.
  • Heating and Cooling Systems – Ideally, air conditioners and furnaces should be serviced by a professional annually. This is often required to maintain manufacturer's warranties, and offering proof of routine maintenance can add significant value to prospective buyers. Having these systems serviced prior to selling, as well as making sure the filters are all new, can have a dramatic impact on the home's indoor air quality and eliminate the risk of a potential buyer walking into a musty, stuffy home.
  • Electrical – Make sure that all outlets are working properly and securely covered, and clearly label each switch on the circuit breaker. Any power irregularities should be identified and corrected prior to selling, and it is good practice to make note of any lights that tend to flicker or even blow bulbs more frequently.

"The last thing you want is for a good deal to go south because of the discovery of an unexpected expense during a buyer's independent home inspection," Puzio said. "What we find at Southern Trust is by inspecting your home's systems before you put your home on the market, you can understand what repairs you need to make to better compete with other homes in your area and price range. You can also learn about repairs that aren't necessarily essential but that you can use to gain more negotiating power."
