    Roof Certification: This type of inspection is necessary if the home is over 20 years old and has a hip or gable roof. If the home has a flat roof, this inspection is required after only 10 years. Either way, this inspection will be done to prove that the roof has 3-5 years of useful life left. It could cost anywhere between $45 and $80.

Next, it is good to understand which discounts homeowners can apply for. One of the easiest ways to save money on Florida home insurance is to have a Wind Mitigation Inspection done. This type of inspection will evaluate how well a home can withstand a wind storm. A home may be qualified for wind mitigation discount if:

•     The roof has been replaced since March of 2002;
•     The home has a hip roof;
•     There are hurricane clips connecting the roof to the walls.

The above inspections are all necessary for insurance purposes. The good news? Some inspection companies will give discounts to those who have all inspections done with them.

Last but not least, homeowners must understand that a typical home insurance policy will not cover flood. Flood insurance must be purchased separately. For those who live in a flood zone, flood insurance will be required by the mortgage company. It may be in a new homeowner's best interests to find out if the home they are looking at is in a flood zone.
