Schaffer Says Real Estate Activity in the Southeast Market Catering to Baby Boomers Has Been Consistently Strong Despite Weaker National Real Estate Sales Statistics

"We read with interest the late February reporting from CNBC that new home sales in January were lower than expected," said Schaffer. "According to that report and others, the January slump was larger than anticipated, with home sales expected to be 520,000 but topping out at just 494,000 instead, the slowest pace since October 2015. That stands in stark contrast to what we're seeing among the master-planned communities in the Southeast we work with."
"I recently talked with several of these Southeast developments to find out more about their sales activity in 2015, and what they're seeing so far in 2016," Schaffer continued. "The sales numbers they shared illustrates that, even though the housing statistics may be down on a national scale based on January and February's numbers, here in the Southeast region, especially in the market catering to the baby boomer buyer, sales are strong."
Schaffer shared the following sales activity and new builds taking place in a handful of master-planned communities in the Southeast:
Carolina Colours, a coastal golf community in New Bern, North Carolina, reports 25 home sales in 2015, and 3 sales in the first 2 months of 2016, with 11 custom homes currently under construction; a commercial center anchored by Harris Teeter, a grocery chain with 235 locations, is also under construction.
Hampton Lake, a South Carolina fresh water lake community near Hilton Head Island, reports 211 sales in 2015, 44 so far in 2016, and 100+ new builds currently taking place in the community.
Brunswick Forest, a coastal North Carolina community situated on 4,500 acres of woodlands, creeks, forests and natural areas 10 minutes from historic downtown Wilmington, NC, reports 241 sales in 2015, 53 sales so far in 2016, and 159 new builds currently taking place in the community.
WaterWays Township, a waterfront community located 25 minutes south of downtown Savannah, Georgia, reports 48 lots and 33 homes sold in 2015, 6 lots and 4 homes sold so far in 2016, and 19 homes currently under contract and under construction, in addition to 20 spec homes in various stages of delivery.
The Settings of Black Mountain, a western North Carolina mountain community located near Asheville, NC, reports 12 lot sales in 2015, and 3 lot sales so far in 2016, with 1 new build completed, 5 under construction, and 5 in design review in 2016.
Blue Ridge Mountain Club, located in North Carolina's High Country encompassing Boone, Blowing Rock, and Banner Elk, NC, reports 32 sales in 2015, and 6 so far in 2016, with 33 new builds in progress.
