Utilizing some simple strategies can help you sell your property during some of the toughest months.

Selling your house during the winter can present some tough challenges. So how can you find better results? Carpenter states, "The first tip to a quick sell during the winter is to stage your house both inside and out so buyers can see what they are buying." If it has snowed, make sure all the snow is cleared from your driveway and sidewalks so buyers don't fall before entering your house. Clear off lighting so the house is well lit when it's dark. Clean your front door of any dirt and grime so it looks fresh and new. When people walk into your house you want it completely uncluttered. Remove excess furniture, box up any unneeded household items, and put away pictures of your family. This allows buyers to see themselves in your house."

Another tip says Carpenter is to "offer a bonus to buyers agents." Because there are fewer people looking during the winter you want your house to stand out from the rest. Offering a bonus to buyers agents gives a greater incentive for those agents to sell your house above other homes that are listed.

"An out of the box tip is to offer property managers a bonus to get a highly qualified tenant to convert to a buyer", said Carpenter. "Many sellers and agents don't think about the possibility that there are plenty of renters that could purchase a house so they don't look for these types of credible buyers. Suggest the bonus program to your agent so they can offer it to their contacts in the property management sector."
