NC Eminent Domain Law Firm Offering No Cost Case Evaluations for Property Owners Affected by Simmons Branch Culvert Improvement Project

Property acquisition is scheduled to begin in a matter of weeks for the second phase of the Simmons Branch Culvert Improvement Project in Wake County, and the NC Eminent Domain Law Firm is offering free case evaluations for property owners who may be affected by the project.

The Simmons Branch Culvert Improvement Project has been planned to increase culvert capacity and to realign culverts in the project area to help reduce road flooding and flooding to nearby homes.

Phase I included culverts at the intersection of Swift Drive and Octavia Street, as well as the intersection of Lail Court and Swift Drive. It also included culverts along Kaplan Drive near Kaplan Park. Construction on Phase I is expected to wrap up this summer. At that time, construction on Phase II is expected to begin.

Phase II, which is currently in the design phase, will include replacing culverts at the intersection of Swift Drive and Pineview Drive in Raleigh and along Swift Drive between Pineview Drive and Lail Court in Raleigh.

The City Real Estate Division expects to begin contacting property owners who will be affected by the project in February. The budget for Phase II of the project is estimated at $2-3 million, though it is unknown how much of that budget will be used for property acquisition.
