Donna Evers Says the Close-In D.C. Metro-Area Residential Real Estate Market Remained Strong in December and Forecasts a Very Active and Competitive 2013 Market

The close-in Washington, D.C. metro area residential real estate market continued to be one of the strongest real estate markets in the nation throughout the year, with strong numbers closing out 2012. The year ended with an increase of 12 percent in average home sales compared to December 2011 and the dollar volume of sales was up 15.6 percent over the previous December for properties in the close-in Washington, D.C. metro area market.

“Increased buyer confidence, record-low interest rates and the shortage of available inventory of properties were some of the key factors that contributed to the continuing strength of the D.C. metro area market throughout 2012,” says Donna Evers, Evers & Co. Real Estate President and Broker. “The outlook for 2013 is great for the close-in Washington, D.C.-area real estate market as the appeal and popularity of this area continues.”

The extremely low inventory of properties for sale, which Evers predicted over three years ago is expected to continue throughout the winter and into the traditionally busy spring housing-market season. As a result, Evers predicts stiff competition among buyers for well-priced properties in sought after locations in the District and the close-in neighborhoods in Maryland and Virginia. Evers also forecasts a noticeable increase in the sales prices in the first half of the year.

Evers stresses that now is the time for interested buyers and sellers to get back into the housing market. Buyers should take advantage of the continuing historically low interest rates and review all of the types of loan options available. For sellers, Evers says properties in desirable neighborhoods that show well and are priced-competitively should draw multiple offers in the very competitive market.
