Shooshan Company and Brandywine Realty Trust Unveil Arlington County's First Vertically Mixed Use Building for Final Portion of Liberty Center

BALLSTON, Va.--(BUSINESS WIRE)--

The Shooshan Company and Brandywine Realty Trust announced today they will be submitting a site plan amendment to Arlington County this week for the final portion of their Liberty Center development at 4040 Wilson Blvd in Ballston. The vertically mixed-use building will be the first of its kind in the greater D.C. area, with the first two floors comprised of retail, followed by eight floors of office space and 12 floors of residential.

At 22 stories, 4040 Wilson will be Ballston's tallest building with separate roof terraces for both the office and residential portions, providing remarkable views of Washington, DC monuments and the entire metropolitan area. Shooshan has already completed construction of the five level, 550 space below grade parking garage, allowing the remainder of the building to be completed on an expedited schedule for new construction. After approval of the site plan amendment, the building will feature 34,000 square feet of retail, 190,000 square feet of office and 245 residential units.

Also announced today, the Shooshan Company has received a letter of intent from VIDA Fitness, a top-of-the-line fitness center, to occupy 30,000 square feet spanning from the second floor down to the B1 level of 4040 Wilson Blvd. This will be VIDA's first Arlington location.

4040 Wilson is the last phase of the 2.25 million square foot, mixed-use, LEED-Gold certified Liberty Center community. Comprised of eight separate buildings, Liberty Center is just steps away from the Ballston Metro and will be home to over 5,000 people. The Center consists of office, residential, an extended-stay hotel, high-end restaurants such as three Mike Isabella concepts (Kapnos Taverna, Pepita and Yona), two Neighborhood Restaurant Group concepts (Rustico Restaurant & Bar and Buzz Bakery), as well as casual lunch spots including Sweetgreen and Taylor Gourmet.
