Fourth Quarter 2014 Results

Net income attributable to common stockholders for the quarter ended December 31, 2014 was $18.2 million, or $3.55 per diluted share, compared to $15.8 million, or $3.09 per diluted share for the quarter ended December 31, 2013. Net income attributable to common stockholders includes income from discontinued operations of $0.5 million and $2.3 million related to Kings Plaza in the quarters ended December 31, 2014 and 2013, respectively. Excluding income from discontinued operations, net income attributable to common stockholders for the quarter ended December 31, 2014 was $17.7 million, or $3.45 per diluted share, compared to $13.5 million, or $2.65 per diluted share for the quarter ended December 31, 2013.

Funds from operations attributable to common stockholders ("FFO") for the quarter ended December 31, 2014 was $25.5 million, or $4.99 per diluted share, compared to $23.0 million, or $4.50 per diluted share for the prior year's quarter. FFO includes FFO from discontinued operations of $0.5 million and $2.3 million related to Kings Plaza in the quarters ended December 31, 2014 and 2013, respectively. Excluding FFO from discontinued operations, FFO for the quarter ended December 31, 2014 was $25.0 million, or $4.89 per diluted share, compared to $20.7 million, or $4.06 per diluted share for the prior year's quarter.

Year Ended December 31, 2014 Results

Net income attributable to common stockholders for the year ended December 31, 2014 was $67.9 million, or $13.29 per diluted share, compared to $56.9 million, or $11.14 per diluted share for the year ended December 31, 2013. Net income attributable to common stockholders includes income from discontinued operations of $0.5 million and $2.3 million related to Kings Plaza in the years ended December 31, 2014 and 2013, respectively. Excluding income from discontinued operations, net income attributable to common stockholders for the year ended December 31, 2014 was $67.4 million, or $13.19 per diluted share, compared to $54.6 million, or $10.70 per diluted share for the year ended December 31, 2013.

FFO for the year ended December 31, 2014 was $97.0 million, or $18.98 per diluted share, compared to $85.7 million, or $16.78 per diluted share for the prior year. FFO includes FFO from discontinued operations of $0.5 million and $2.3 million related to Kings Plaza in the years ended December 31, 2014 and 2013, respectively. Excluding FFO from discontinued operations, FFO for the year ended December 31, 2014 was $96.5 million, or $18.88 per diluted share, compared to $83.4 million, or $16.34 per diluted share for the prior year.

FFO is computed in accordance with the definition adopted by the Board of Governors of the National Association of Real Estate Investment Trusts ("NAREIT"). NAREIT defines FFO as GAAP net income or loss adjusted to exclude net gains from sales of depreciated real estate assets, real estate impairment losses, depreciation and amortization expense from real estate assets, extraordinary items and other specified non-cash items, including the pro rata share of such adjustments of unconsolidated subsidiaries. FFO and FFO per diluted share are used by management, investors and analysts to facilitate meaningful comparisons of operating performance between periods and among our peers because it excludes the effect of real estate depreciation and amortization and net gains on sales, which are based on historical costs and implicitly assume that the value of real estate diminishes predictably over time, rather than fluctuating based on existing market conditions. FFO does not represent cash generated from operating activities and is not necessarily indicative of cash available to fund cash requirements and should not be considered as an alternative to net income as a performance measure or cash flow as a liquidity measure.
